Please read these terms and conditions carefully before using our Property Sourcing Service.

Interpretation and Definitions

Interpretation

The words of which the initial letter is capitalized have meanings defined under the following conditions. These definitions shall have the same meaning regardless of whether they appear in singular or in plural.

Definitions

For the purposes of these Terms and Conditions:

Company (referred to as either “the Company”, “We”, “Us” or “Our” in this Agreement) refers to Coresworth Limited, 71-75 Shelton St., Covent Gardens, London, WC2H 9JQ.

Client refers to the individual or entity engaging in our Property Sourcing Services.

Property refers to any real estate identified or presented by the Company to the Client.

Services refer to the Property Sourcing Services provided by the Company.

Terms and Conditions (also referred to as “Terms”) mean these Terms and Conditions that form the entire agreement between You and the Company regarding the use of the Service.

Acknowledgment

These Terms and Conditions govern the use of our Property Sourcing Service and the agreement that operates between You and the Company. By engaging our Service, You agree to be bound by these Terms and Conditions.

Service Description

Our Property Sourcing Service includes, but is not limited to:

1. Identifying potential investment properties.
2. Conducting market research and analysis.
3. Negotiating with property sellers on behalf of the Client.
4. Providing property reports and investment recommendations.

Fees and Payments

– The Company charges a sourcing fee for each property successfully sourced and purchased by the Client.
– The fee structure will be clearly communicated to the Client before any engagement.
– All fees are subject to VAT at the prevailing rate.

Client Obligations

The Client agrees to:

1. Provide accurate and up-to-date information about their investment criteria
2. Respond promptly to communications from the Company
3. Maintain the confidentiality of any information provided by the Company
4. Not circumvent the Company by directly contacting property sellers introduced by the Company

Company Obligations

The Company agrees to:

1. Act in the best interests of the Client
2. Provide accurate and timely information about potential properties
3. Maintain professional standards in line with UK property sourcing regulations
4. Disclose any potential conflicts of interest

Limitation of Liability

The Company’s liability is limited to the fees paid by the Client for the specific property in question. We are not liable for any consequential losses or damages.

Confidentiality

Both parties agree to maintain the confidentiality of any sensitive information shared during the course of the Service.

Data Protection

The Company complies with the UK Data Protection Act 2018 and the General Data Protection Regulation (GDPR). Please refer to our separate Privacy Policy for details on how we handle your personal data.

Termination

Either party may terminate this agreement with 30 days’ written notice. Any fees due for services already rendered will remain payable.

Governing Law

These Terms shall be governed by and construed in accordance with the laws of England and Wales. Any disputes arising under these Terms will be subject to the exclusive jurisdiction of the English courts.

Changes to These Terms and Conditions

We reserve the right to modify these Terms at any time. We will provide at least 30 days’ notice of any significant changes. Your continued use of our Service after such changes constitutes acceptance of the new Terms.
